Question by kate: How do i go about having two people’s name removed from my house?
I had to have two other people sign papers for me to refinance my mortgage. Both do not live here and i need to remove their names for me to qualify for programs. How do i do this?

On the loan: you can’t. The bank will not remove their names unless you refinance.

On the deed: it’s simple, just talk with a lawyer. However, as the co-signer, I would never remove my ownership while still owing money. It doesn’t make good business sense. And I loss all control.

    They could give you a quit claim deed to the property, however, this could be illegal under the terms of the mortgage.

    It’s simple. You DON’T. If you needed co-signers for your mortgage, that is what the lender required. You can’t just ‘remove them’ without lender approval, and the lender will not approve that without a refinance in which you qualify for the mortgage on your own. Assuming you want to qualify ‘for programs’, I’d venture your financial situation is still somewhat shaky.

    You are basically stuck with what you have. Live with it.

    Assumptions have been made, perhaps correctly, regarding the previous posts as to why you had several people sign for your refinance. Your options are limited now.
