I’d like to know the minimum number of payments that a person must make on a private mortgage–between me (the lender) and the borrower–and what kind of documentation is needed before a commercial lender will consider a refinance of the mortgage

It’s all up to them. You would be wise to have some equity. These days no one wants to loan money for any reason to anyone.
