You don’t necessarily have to use one in your state.
I heard from a person in the mortgage biz that the best place is a smaller bank. They would do the lending and try harder to finance you.
Personally my last refinance was with Flagstar Bank in Arizona and I love the deal I got.
Remember the higher your credit rating the better the deal.
