I believe you are the only one that can get it, then you could send them a copy.

How are we supposed to know? If YOU do not know why YOUR taxes cannot be accessed, then how could perfect strangers know??
the 2010 has not been processed
have you filed your 2010 return, if so just let him have a copy of it
The IRS will only release tax papers to the person or people on them. You will have to obtain them yourself
Did you give permission to your lender (in writing by signing Form 4506T) to request the transcript?
When did you file your 2010, the transcripts will usually not be available until after 6 months from the date you filed the return.

It takes 3 to 6 weeks for transcripts to post once your return is processed if you are getting a refund. If you had a balance due, most are not posted until late Summer as they are not processed until all refund due returns have been processed.
All but the greenest newbie underwriter knows how the transcript system operates and that they are rarely available for the most recent tax year during the filing season.
