You don’t have to wait at all if you can find someone to loan you a re-fi. But it’s not the smartest way to do business…

get started on it as soon as you want, besides, any credit extended will be based on your assets and debts.
as the borrower, you don’t have to wait. As the lender, there might be issues… Fully explain your situation to your Loan Officer so he/she is not surprised further along in the process. I am confident you will find a lender who can do it. Good Luck!

It is possible to refinance at any time but it may not make financial sense to do so if you have to pay fees and other closing costs. Also your first lender may have a prepayment penalty clause requiring you to pay a percentage of the mortgage to them as a penalty for paying it off too soon.
